Levels of project documentation

A successful project starts with thoughtful documentation. We can provide the design of a catering operation in seven levels of project documentation according to ČKAIT.

1. Feasibility study


The purpose of the level:


  • feasibility analysis and selection of a suitable option
  • serves to determine the basic parameters of the construction

What is addressed in the level:


  • Selection of the most suitable solution option
  • Analysis of the feasibility of the project (limiting conditions of the construction)
  • Preliminary values of basic properties
  • Rough (not final) visual appearance
  • Definition of the brief for the project


What the level does not serve:


  • It does not serve to discuss the implementation with the authorities
  • It does not serve to value the construction (not detailed enough)
  • It does not serve for the execution of the construction (not detailed enough)

2. Documentation for the construction location decision (DUR)

Purpose for which the level is used:
  • Basic concept of the technical design
  • Establishes the environmental effects (energy performance, grease removal,(vision exchange, urban integration);
  • serves to decide onthe location of the building

What is addressed in the level:


  • Specifies the urban integration
  • Specifies the basic principles of architectural design
  • Addresses the basic concept of structural engineering design
  • Determines the effects on the environment
  • Establishes some binding parameters for further design stages


What the level does not serve:

  • It does not serve for a complete consultation of the implementation with the authorities
  • It does not serve for the valuation of the construction (not detailed enough)
  • It does not serve for the execution of the construction (not detailed enough)

3. Documentation for the building permit (DSP)

Purpose for which the level is used:


  • Addresses specific special requirements for the building in all trades (electricity, water, waste, gas, statics, air, ...)
  • serves to issue building permits

What is addressed in the level:


  • Specifies more specifically the requirements for construction in all professions
  • Specifies the dimensions of elements, areas, construction solutions
  • Coordination of all professions is carried out
  • Specifies some binding parameters for the next levels

What the level does not serve:


  • It does not serve to value the construction (not detailed enough).
  • It does not serve for the execution of the construction (not detailed enough).

4. Construction execution documentation (DPS), Realization documentation of construction (RDS)

Purpose for which the level serves:
  • Complete detailed execution documentation.
  • serves for the detailed and final specification of the construction work

What is addressed in the level:


  • Creating the basis for the detailed budget
  • Creation of the basis for a transparent tender for the delivery of the construction
  • Detailed specification of all parts of the construction including details, connections, liaisons, etc.
  • Enables the construction to be delivered without the need for further design
  • All elements necessary for the execution of the construction are shown


What the level does not serve:

  • In the case of a public contract, it does not serve the execution of the construction as it must not contain specific trade names of materials or products

5. Construction Contract Documents (CCD), Contractor Selection Documents (CSD)

Purpose for which the level is used:


  • It serves for the detailed and final specification of the construction work.

What is addressed in the level:


  • PPA: See detailed design documents + schedule of works
  • scope is a matter of agreement between the builder and the designer


What the level does not serve:


  • In the case of a public contract, it does not serve the execution of the construction as it must not contain specific trade names of materials or products

6. Contractor's documentation

Purpose the level serves:


  • It is used to detail drawings of sub-elements for the purpose of manufacture

What is addressed in the level (examples):


  • Production documentation of steel structures
  • Reinforcement (detailed) drawings for reinforcement of concrete structures
  • Layout plans for façade elements


What the level is not used for:

  • Substantial design work that would require authorization should not be performed in the contractor's documentation

7. Documentation of the actual construction (DSPS)

Purpose of the level:


  • Detailed documentation for the building permit that includes the technical design of the building.

What is addressed in the level:
